As your Property Manager my contracting and property management experience over the last 20 years is priceless. Lets face it, every house has problems every now and then, even mine! As your property manager you won’t get any more calls from an agent who has no idea what the contractor is talking about or if the estimate they have is anywhere near fair. I will personally be on call 24/7 to handle your tenant problems. Being your property manager and contractor I will know your budget and goals for the property so I can make the best decision for any given situation. For example, I have gotten calls to fix toilets where the property managers request was to fix the problem as cheap as possible. Well sometimes that works but if there are more problems I can foresee in the future then I can make the judgment call to just replace the whole toilet now and be good for several years to come versus several repairs over several years which would ultimately be more expensive and more of a headache for me and the tenant. Every now and then the service request is something that I can’t personally fix, I don’t know it all, just a whole lot! In this case when I talk to the contractor and get their suggestions and estimates you can rest assured that for the most part I will know if it makes sense and if its reasonable and that you are not getting taken advantage of because you have a “rental property”. To keep track of all the repairs I use a specifically designed property management software called Buildium. Here the property owner can see everything going on with their property including rent payments, maintenance requests, before and after pictures of performed repairs, and the invoices that go along with them. This software is also where tenant applications are processed, which includes a criminal and credit background check, that all applicants over 18 years old have to go through before they will be considered as a tenant. Additionally the tenant can pay the rent here and the software processes the payment and then sends the owner the proceeds through direct deposit. I have been managing rentals for myself and others for several years and trust in the long term historically proven financial gains that come with a properly managed property. I strive to make every property the best it can be within the financial reach of the owner. A problematic property has a high likelihood to have a problematic tenant who will bring with them problems for everyone. In general its just the right thing to do to keep your property as well kept as possible but also a great property has a high likelihood of getting a great tenant which yields a tenant who is happy to pay the rent, who takes care of the property, which leads us to the ultimate goal of a win, win, win situation for the tenant, property manager, and owner.
